Malaysia Airports Holdings Bhd (MAHB) (5014) is evaluating proposals for a 20-hectare commercial development adjacent to the upcoming permanent low-cost carrier terminal (LCCT) in Sepang, which will feature an integrated complex and a three-star hotel.
Two tenders have been called out, one for the development of the integrated complex, which includes two car parks, a transportation hub that will eventually house the extended express rail link and a landside mall. The other tender is for the hotel.
The request for proposal period closed in April this year.
"The core proposition is not the landside mall, but the transportation hub. The mall and hotel are actually leveraging the population that is going to pass through it, such as the passengers, the meet and greeters, and even MAHB staff," MAHB senior general manager commercial Faizah Khairuddin told Business Times recently.
The development will be done on a build, operate and transfer model.
"We (MAHB) are also a stakeholder, wherein we will be driving the concept of the development to ensure that it will be a seamless experience between the mall and the retail space within the airport," Faizah said.
The mall will have 100,000 sq m of retail space, while the new LCCT is expected to have about 40,000 sq m of retail space.
This is about quadruple of the percentage of retail space which is available in the main terminal building (MTB) of the KL International Airport now.
Retail space will make up 20 per cent of total space in the new LCCT, compared with only 5 per cent of total space in MTB.
"The new permanent LCCT will be the test bed. For the first time, a terminal will be commercially driven. We have been involved from the planning stage, to make sure that the layout and design of the terminal is suited for the leisure market.
"I'm sure there will be room for improvement. The test will be in the execution," Faizah said.
